Plumbing issues can be tricky to deal with, especially in a commercial building. There might be plumbing that is hardly ever used, and there might be a risk of overloading the plumbing in other areas.

One essential part of everything that is connected to your plumbing is a p-trap. P-traps are designed to keep sewer gas from backing up into your building, but these can fail, leading to dangerous and smelly sewer gas intruding into your building.

The risk could be higher for a failure in a commercial building since there often are unique circumstances. For example, the water in a p-trap might evaporate if there is a plumbing fixture that isn’t used very often. To prevent this, you can run water through your fixtures at a regular interval, or you could install a tap primer.

If you have too many fixtures draining through the same p-trap, you run the risk of overloading it, causing it to fail.
